This condo is well taken care of. It's my own property that I personally manage. No bulk rental company or long lines to wait in on check in or out! I will make sure all issues are addressed first hand. FYI ABNB recently changed their fee structure. They removed their 15% tax on guests and made owners pay the 15%. If my rates look high, it's because the 15% tax you would have had to pay is now included in the rate. I did not raise rates 15%, I raised them 10% and am eating the 5%. Just FYI if you are comparing rates and see that some units are about 15% higher than others. I hope this clears up any confusion! This is a no smoking property. Do not reserve this unit if you plan to bring or use tobacco or marijuana while on your trip. A $200 fine will be charged for smoking or pot smell left behind. We're a mile from the popular and famous Pier Park. Located in a great location for family activities and fun. Walking distance to parks, zoos, racetracks, aquariums and restaurants. Next door to a beach front bar and grill that you'll actually enjoy going to! Great food and drink specials year round with beach front indoor and outdoor seating. This on the beach property is comfortably furnished and was recently refreshed. No bulk hotel furniture here. The views from the balcony are spectacular, many times you can see dolphins swimming right from the living room. You’re literally on the beach. Ages for all guests with names must be provided to book reservation. Person reserving condo and checking in MUST be at least 23 years of age and staying in condo during all booked days. Violators will not be checked in or will be evicted. Person booking this reservation, signing this document, and checking in to condo must also be at least 23 years of age. Damages to property will be taken out of paid security deposit or charged additionally. An inventory of all items is performed before and after your stay. You will be charged the replacement cost for any items damaged or missing upon your departure. Renter must notify seller of any pre-existing major damages to unit as soon as possible. Pets Housing of pets in this unit will result in eviction and forfeiture of all deposits paid. No smoking or VAPING is allowed inside of the property or on the balcony. A $200 fine will be assessed for any evidence of smoking or smell of any nicotine is present for the rental period. Unit Occupancy Maximum is 6 guests total. Check-in time is after 3PM. Check-out time is before 10AM SHARP. There is a $100 fine assessed for any violation of these times. Daily Cleaning Service is not provided. The unit must be left reasonably clean. We perform proper cleaning prior to the arrival of every guest stay. Additional fees from $50-$150 will be charged for required excessive cleaning services.
